It’s A S–t Sandwich And Investors Are Scrambling To Find Out What Happened To Their Money

A weekend topic starting with Greenwich Time. “To much of the world, Greenwich is an enclave of the rich and powerful, the standard for Connecticut’s ‘gold coast.’ To satirists, it is a target for their humor. That was the case at Reductress, which posted ‘All Are Welcome Here,’ Says Sign in Neighborhood Where Average Home Costs $2 million,’ on its satire website, poking fun at progressive Greenwich residents who do nothing to affect change. Another made-up town resident, according to the piece, has two signs in front of her Greenwich home that read ‘In this house, Black Lives Matter, no human is illegal, and love is love’ and ‘This neighborhood is closely monitored by Connecticut Police.'”

The Palm Beach Post. “A survey of 1,000 Florida homeowners last month found that most of them complained about the influx of new out-of-state homebuyers, to the point where they were considering moving to another part of Florida or out of state. The only new wrinkle is that the latest batch of arrivals have brought extra attention upon themselves by being such big spenders that they’ve spiked the demand for homes, causing many Floridians who are already here to feel priced out of the housing market and resentful.”

“I feel compelled to offer my advice to you newcomers to help you quickly get assimilated here in Florida. That sun and low taxes you came here for are delivered with a hefty side order of pre-existing conditions sometimes known as ‘Florida Man.’ Get yourself some cargo shorts and Crocs. T-shirts with giant eagles (talons out) are always in fashion. For women, tank tops and spandex pants that say ‘Juicy’ on the rear end work. If you’re a retiree, track suits. Gold chains inside the zipper. No Yankees caps.”

From Candy’s Dirt. “‘The use of the term ‘bubble’ is wrong, in my opinion,’ said Dr. Jim Gaines, a research economist at the Texas Real Estate Research Center at Texas A&M, regarding a recent report from the Federal Reserve Bank of Dallas. ‘Generally, when you have a price bubble, you have price increases that don’t make sense.’ Considering how loaded the term is, it’s no wonder that the report has gained steam as it traveled through the media mix. However, using ‘bubble’ is rather clickbait-y for shellshocked real estate professionals.”

From MEAWW. “According to the show’s press release, Kim Wolfe will be using her expertise to help homeowners spruce up their space. ‘Former CBS Survivor winner Kim Wolfe knows a thing or two about thriving in the wild—and now she’ll bring that tough tenacity and smart ingenuity to rescue homeowners with major buyer’s remorse in her San Antonio hometown. In the new seven-episode series Why the Heck Did I Buy This House?’ the designer, home renovator, and busy mom of three will use her expert skills to help clients who snapped up their home at first sight but are now stuck in lifeless spaces with dysfunctional layouts, outdated style and overlooked potential.”

From BuzzFeed. “Recently, we asked homeowners of the BuzzFeed Community who regretted purchasing their homes to tell us why, and as it turns out, ‘regret’ can look really different from person to person. These are just some of their responses. ‘Back in 2016, I wanted a ‘charming, older house’ because of everything I’d seen and heard on home improvement shows. I looked for months before I finally found an affordable home in a cute neighborhood that had been ‘lovingly updated.’ The money-pit I eventually purchased had actually been cheaply (and very poorly) flipped by the realtor, who bought it off a dying old guy whose kids wanted to unload it. I knew I’d made a huge mistake less than a week after moving in when we found out that the central AC was basically just for decoration — none of it had even been installed…'”

“‘That was just the start of it, too. Almost $100K in repairs and three years later, I sold it in much better shape than when I moved in…but there was ZERO return on my investment. So much regret.‘”

From CTV News in Canada. “A Saskatoon real estate company controlling hundreds of properties has ceased operations and left millions of dollars from dozens of investors unaccounted for. Epic Alliance Real Estate Inc., which according to its own promotional material, controlled 504 properties in Saskatoon and North Battleford – valued at $126 million total, shut down operations in January. Saskatchewan’s Financial and Consumer Affairs Authority (FCAA) issued a temporary cease-trade order in October.”

“The company’s two co-founders, Rochelle Laflamme and Alisa Thompson, informed investors of the company’s demise in a 16-minute Zoom call on Jan. 19. ‘We just couldn’t come back from the cease-trade order. The FCAA f***ed us, so that’s it,’ a transcription of the call said.”

“The shutdown left investors — mainly from British Columbia and Ontario scrambling to find out what happened to their money. ‘It’s a s–t sandwich and we know you guys are invested with us and we know we had a lot of people rallying around for the success,’ they said, informing investors they were now landlords for their properties.”

From Liverpool News in the UK. “A businessman linked to failed property schemes that left angry investors owed £40m has posed for a selfie photograph in a luxury car. Peter McInnes,53, promoted companies PHD1 and North Point Global (NPG) in 2015. NPG was the parent company behind four major property schemes worth hundreds of millions of pounds. PHD1 Construction Ltd entered liquidation in 2019 and owes creditors £7.893m.”

“A spokesman for Baltic house buyers said: ‘There are over 200 investors who lost over £10m in Baltic House. Many of these investors have experienced life changing losses and associated stress. We are troubled by this photograph which shows Mr McInnes in what appears to be a Bentley. Our message to him is very simple; where is the money.'”

From News Talk New Zealand. “Auckland house prices have fallen for the first time in almost two years, with one inner city suburb dropping by more than $150,000. Mt Roskill homes in Auckland’s inner south suffered the biggest falls. The suburb’s average house value fell 11.6 per cent or $166,000 in this quarter compared with the last three months of 2021 to hit a new $1.28m average price.”

“Steve Hay, branch manager for Barfoot & Thompson Mt Roskill, said a lot of properties had been selling in the $1.4m to $1.8m range in 2021 because they had sections that could be developed, but ‘there’s not a heap of developers falling over themselves to buy the larger sections now.'”

“He said another cause for the slowdown in his suburb is that some sellers are trying to sell homes for prices that buyers aren’t willing to pay. Part of this was a belief the market was still running hot and partly due to Auckland Council recently releasing its new council valuations in which the value of some properties were estimated to be 30 or 40 per cent higher than the last CV valuation in 2017.”

“‘I’m getting offers at $1.05m and [vendors are telling me their] CV has gone up to $1.4m. They assume that’s what their house is worth and it’s ‘um, no,’ Hay said.”

From News.com.au. “Scott Morrison has insisted his controversial remarks about struggling renters were taken out of context after he suggested people would be better off buying a house. The Prime Minister hit back on Thursday after wave of criticism following an interview on Nine’s Today show in which he said the best way the government could support renters was to help them purchase a home. Mr Morrison’s comments garnered widespread criticism, including from vocal former Australian of the Year Grace Tame who tweeted: ‘If you can’t afford to rent a car, buy a luxury yacht.'”

  1. ‘We are troubled by this photograph which shows Mr McInnes in what appears to be a Bentley. Our message to him is very simple; where is the money’

He’s driving it. BTW I’ve read these things depreciate a lot.

      1. I knew a guy with a Bentley once… he had to unload it when the clawback judgement came down. He was running a fraudulent appraisal firm and apparently stiffed all of his investors.

  2. ‘That sun and low taxes you came here for are delivered with a hefty side order of pre-existing conditions sometimes known as ‘Florida Man.’ Get yourself some cargo shorts and Crocs. T-shirts with giant eagles (talons out) are always in fashion’

And the colorful malt beverage cans fer passing time on the front porch couch.

    1. Let he who has never chugged a 40-oz from a brown paper bag while sitting on the curb outside his shack before noon cast the first stone.

  3. ‘now she’ll bring that tough tenacity and smart ingenuity to rescue homeowners with major buyer’s remorse in her San Antonio hometown. In the new seven-episode series Why the Heck Did I Buy This House?’

No matter what you do, yer still in San Antonio. The sweatiest city in the US – twice!

  4. ‘The FCAA f***ed us, so that’s it…‘It’s a s–t sandwich’

I didn’t know K-dns could use words like that.

    1. ‘You know why Goldman Satan wants everyone back in the offices across the world right? They (and all banks) are balls deep in commercial real estate.’

      Hadn’t thought of that angle!

Never mind that lots of white collar workers learned during the pandemic they can work better from home, wasting less time and money on driving to work. Megabank, Inc would rather have them burn more oil and create traffic congestion, plus contribute to climate change and air pollution through increased tailpipe emissions, in order to save the value of their commercial real estate HODLings.

No wonder the calls for central bankers to mind their climate change manners.

    2. Work from home now, it’s all great until your company gets pricing from Bangalore.

I actually think this is going to be a big part of the coming apocalypse.

      1. it’s all great until your company gets pricing from Bangalore.
Great Point. We shipped out a large piece to India for costs and later quietly brought it back due to quality. That was 15 years ago.

  5. What Is The “Great Reset?” (4/1/2022):

“The new system would be more like a phantom currency for a time. The SDR would be the glue or the backing while national currencies remain in circulation until the digital framework becomes pervasive. The IMF and the people behind it would become the defacto world central bank, with the power to steer the course of all national economies through a single currency mechanism.

On the micro-economic side, each and every individual would now be dependent on a digital currency or cryptocurrency which removes all privacy in trade. All transactions would be tracked, and by the very nature of blockchain technology and the digital ledger this would be required. The money elites wouldn’t have to explain the tracking, all they would have to say is “That’s how the technology functions; without the ledger it doesn’t work.”

Sounds like the “Mark of the Beast” from the Book of Revelation.

“The vax passports need to be understood as a first step towards something else – The beginning of a massive social credit system much like the one being used in China right now. If you think cancel culture is a nightmare today, just think what would happen if the collectivist mob had the power to drop a review bomb on your social credit account and declare you to be untouchable? Imagine if they had the power to simply shut down your ability to get a job, to shop in grocery stores and even shut down access to your money? Without your compliance to the collective, access to normal survival necessities would be impossible.

This is what the globalists want, as they openly admitted at the start of the pandemic, and the vax passports would have been an introduction to that technocratic horror”

    https://alt-market.us/what-is-the-great-reset-and-what-do-the-globalists-actually-want/

Remember, nobody ever elected these globalists to govern anything. And it’s time to start killing them.

The Day Of The Rope is coming…

    1. Another point in the article is that Climate Change has been a faked emergency and we have only really gone up 1 degree in 100 years, and the Scientists know climate change is unproven.

The whole idea is control of all resources by blaming humans for the contrived emergencies, for justification for a hijacking of current systems.
You must give up freedoms, Constitutional protections, property rights , pursuit of happiness, for the collective good of a One World Order, ran by Private Parties.
Its some kind of combo of fascism and communist ideology , but in truth is a return to feudalism as the above article points out.
Private ownership of anything will be eliminated by this One World Order dictorship, that nobody voted for.
You will have nothing and like it , according to Klaus Schwab, and fake food and bugs will be the new diet to save the planet. No free will for humans because they are the enemy that needs to be forced into compliance with this take over by anti humanity psychopaths, with false narratives as a weapon of mass destruction .
So, they infiltrated Governments and agencies for this takeover , because world populations have to be forced into the new social engineering of total control and return to slavery, you will be hacked and injected against you will.

      1. Scientists know climate change is unproven.
First of all the World has been changing since about 4.4 BILLION years ago.
And yes the climate has been changing for the entire 4.4 Billion years. And yes, the climate will continue to change for the next 4.4 Billion years regardless if humans are here or not. So yes “climate change” is real. See glacial ice ages, the rise of mammals (oxygen need to be available for mammals) and Mississippian and Pennsylvanian coal beds as well. So the climate will change, but the real questions are: Is this change caused by man and if it is, what will the change be. Keep in mind back in the late 1970’s global cooling was all the rage in scientific circles. My opinion, which is worth what you paid for it, is: I don’t have a clue, nor do I really care. But what I do care about is the reaction the crazies may have to something no one knows for sure is going to happen. The reaction could ruin a lot of people’s lives and potentially cause starvation in certain parts of the earth. Again, depends on the “solution” these “geniuses” decide to jam down our throats.

        1. Yes, I agree that climate change is a ongoing thing, but its not proven to be a threat to the planet.
In fact, I have heard some scientists say that carbons are a good thing for the planet, and to much of a reduction of carbons could have bad conquences.
The are using contrived “emergencies” like Pandemics and climate change to justify take over of humans, for a inhuman dictorship. They started working on this takeover over 100 years ago.
They have corrupted everything, including so called Science.
Just listen to them talk , and you can see the dangerous psychopathic assault on humanity they justify and plan to implement.

          1. The are using contrived “emergencies” like Pandemics and climate change

Right now those are not particular emergencies. We are supposed to believe that not having enough sex reversal patients is the largest threat to the future of humanity.

        2. The reaction could ruin a lot of people’s lives and potentially cause starvation in certain parts of the earth.

Like how “sanctions against Russia” are going to cause famine in the third world?

The globalists want to eliminate as many people as possible. The third world mostly shunned the jab, so other measures are and will be taken.

  6. Some local news. Note that The Westword is a commie rag.

Westword — Samuel Young’s Controversial Conviction in I-225 Protest Shooting (4/1/2022):

“The charges pressed by prosecutors included first-degree assault, but the jury opted instead to convict Young on two charges related to second-degree assault, four pertaining to attempted manslaughter and one about illegally discharging a firearm. But he still faces considerable time in prison: two-to-six years for each of the second-degree assaults and one-to-three years for each of the others. No wonder some of Young’s backers began crying after the verdicts were read.”

Cry more, snowflakes. This is Arapahoe County, not Denver County.

“Shortly before his trial began, James Radek, an anti-racist activist, revolutionary socialist and member of the Denver Communists, laid out the case for his innocence in a Westword op-ed entitled “Drop the Charges Against Samuel Young — Self-Defense Is Not a Crime.”

The Westword prints quotes from commies, because The Westword is a commie rag.

“In contrasting his belief that Faulkison had actually been trying to protect the protesters with law enforcement’s refusal to accept that theory, Radek wrote: “The state’s double standards come as no surprise to any experienced activist. In any confrontation between liberatory social movements and vigilantes who violently oppose them, the approach of the cops and courts is to enable and protect the vigilantes and to join in on the brutalization of the movement activists. They make the criminal appear to be the victim and the victim appear to be the criminal. It’s easy to see why: Vigilante violence aligns with the state’s priority of suppressing combative, system-challenging social movements.”

    https://www.westword.com/news/i-225-protest-shooting-samuel-young-controversial-conviction-13780218

All that word salad of the last paragraph could be neatly summarized in three words: GET A JOB.

  7. It’s your turn, Gucci. Shoplifting crew raids luxe retailer’s Mag Mile store on Friday (4/1/2022):

“One day thieves stole handbags worth $35,000 from Burberry’s flagship store on Michigan Avenue, another raid unfolded just up the street at Gucci on Friday afternoon. Chicago police suspect the same offenders are responsible for both crimes.

After grabbing a substantial amount of high-end merchandise, the crew escaped in a Nissan Maxima that appeared identical to the getaway car used by the Burberry raiders. The vehicle was last seen heading south on Michigan Avenue. No estimate of losses was available.

An officer at the scene who reviewed surveillance video described the clothing worn by four suspects, all of whom were believed to be Black males in their 20s”

    https://cwbchicago.com/2022/04/its-your-turn-gucci-shoplifting-crew-raids-luxe-retailers-mag-mile-store-on-friday.html

Black males in their 20s? Sounds like a Democrat Party thing.

“If I had a son, he’d look like Trayvon” — Barack Hussein Obama

    1. I wonder how big a cut from these organized theft rings is flowing to municipal Democratic Party apparatchiks and woke police enablers.

      1. I live here and there’s little political will to stop this. No one wants to go on record and admit that stopping the crime wave means using police to arrest more young black men. Because that it the obvious solution and the police are almost powerless to stop it.

So essentially, Downtown and the mag mile has basically been surrendered to the woke criminal mob in the name of equity. It’s just an example of how progressives destroy everything they touch.

And the progressive communist prosecutor is extremely popular too. She has almost 100% of the vote in every high crime and low income neighborhood. It’s clown world here.

    2. The frozen fish balls at the Korean market went up to 5.99/lb up from 3.99 pre scamdemic. The frozen meat and seafood freezer at Aldi yesterday was half empty. Maybe we’ll start to see these raids on grocery stores in the next year or two when grilling meat in your backyard becomes the equivalent of showing off your Gucci bling.

  8. Clown World

MSNBC is stoked over Rachel Levine being a role model for “trans kids”

The Dude who sent COVID-positive patients into nursing homes across Pennsylvania while he was the state’s Health Secretary as he simultaneously moved his own 95-year-old mother out of a Pennsylvania nursing home which was qualification enough for the Biden Administration to select him from presumably thousands of qualified people to be their four-star admiral in the U.S. Public Health Service Commissioned Corps (whatever that is) and MSNBC to call him a a role model for “trans kids” which if they actually are kids sounds like a crime to me.

    Alex Stein #99
    @alexstein99

She is a hero…thank you for your Service Rachel

    https://twitter.com/alexstein99/status/1510090099320573957?s=20&t=7aFEzWDqddKjQ9NfFMpfkA

    1. “a role model for “trans kids” which if they actually are kids sounds like a crime to me”

This is the New Normal. This is the Great Reset. This is who the globalists are, and this is what they do.

This is also the electoral party platform of the Democrat Party.

When you vote Democrat Party, you are voting for raping kids.

The Democrat Party is the party of raping kids.

      “They’re not sending their best”

    2. One of my neighbors is transitioning. Used to be a burly guy with a beard and is now walking around the neighborhood in a dress with big earrings and green hair. The number of young people with ambiguous gender presentation seems to be growing rapidly. I see them all the time working in retail around my neighborhood.

      1. Male testosterone levels have dropped by more than 50% over the past 50 years. We see visible evidence of that with The Soy.

        1. LMFAO@ you should see all the soyboys riding scooters around Downtown Denver (while wearing masks, of course) with their spaghetti noodle arms that couldn’t punch their way out of a wet paper bag.

          “They’re not sending their best”

      2. Nothing is new under the sun, the gender benders today are no different than the hippies of the 1960’s. In 10 years the gender bending will seem as foreign to us today as the free love and “turn on tune in trip out” mantra was foreign to the people of the go-go 80’s. That being said, I can’t wait for this era to pass, I’ve had more than enough of nonsensical progressive neoliberalism.

  9. Housing? Why yes, housing and property taxes.

    Washington Examiner (3/30/2022):

“Imagine a scenario in which your child comes home from school and tells you that they now identify as “pansexual.” Or, while telling you about the school day, your child mentions that he or she was told he or she was gay based on a test a teacher gave them. Or you discover he or she was recruited by a teacher to lead a gay and transgender student club but was instructed not to tell any parents because “what happens in the student club, stays in the club.”

Sounds like a Democrat Party thing. See also: Ed Buck, Andrew Gillum, Jerry Sandusky.

“One of the most disturbing parts is the recommendation for these clubs in elementary schools, where children are 10 years old or younger. Another concerning section focuses on teachers proactively recruiting students to be leaders of these clubs. It provides a section for teachers to list the names of the students they think would be interested.”

Globalists rape kids. The Democrat Party is the party of taking your kids away from you, and raping them.

“The clubs are supposed to be “student-led.” Yet the packet reveals that teachers are partially funding these clubs. A section asks how much of their money teachers are “willing to put into this project.” As such, it is obvious that teachers are the true leaders of these clubs, not students. Instead, teachers recruit students to be figureheads and then use them as pawns to spread this propaganda. They are using students to brainwash other students into thinking a certain way.”

    https://www.washingtonexaminer.com/opinion/leaked-documents-show-how-teachers-recruit-students-form-gay-and-transgender-clubs-in-schools

This is what your property taxes are paying for.

    This is the Democrat Party.

    1. “Or, while telling you about the school day, your child mentions that he or she was told he or she was gay based on a test a teacher gave them.”

That gave me pause, then I had to chuckle thinking about my old man ripping open the doors at my Grade or Middle school, then getting ahold of the first male (identified as one or not) in charge of giving that test and the results to me.

That male teacher would have wished he was a woman before my old man left the premises.

      1. Why are they pushing transgender issues or rise of crime, racism, white terrorists, anything Corporate news is pushing?

This is a attempt to tear.down all traditional structures, like family, law and order, freedoms and constitutional protections and the sovereign state for the New World Order, Great Reset.

This is a attack on majority views, values and culture for a agenda of a small group of hijackers broadly called the Globalists.

    2. I may be wrong but I don’t believe such teachers have security details.

They may even walk their poodles at night. Alone. In the dark.

    3. This is my local library now. 7th graders can’t checkout a PG13 movie but they can have ‘book discussions’ about demiboy transgenders with the local groomer LGBTQ librarian. The young adult books selections are filth it’s all change your gender, come out as gay, white privilege this and that.

  10. More local news.

Denver police warn of armed lookouts during catalytic converter thefts (4/1/2022):

“Police in Denver said Friday they are seeing a pattern of catalytic converter thieves using armed lookouts while the emissions devices are being stolen and warned people not to engage with the thieves.

Denver police said they made the discovery while trying to find patterns surrounding the string of catalytic converter thefts. The department said there have been around 135 reports of people showing a firearm or pointing one at someone during a catalytic converter theft over the past three years.”

Translation of this last paragraph: when seconds count, the police are only minutes away.

“As with any crime in progress, residents are strongly encouraged to avoid engaging with suspects, to call 911, and to be a good witness who can share relevant details with responding police officers,” the department said.

    https://www.thedenverchannel.com/news/local-news/denver-police-warn-of-armed-lookouts-during-catalytic-converter-thefts

Denver voted 79.55% for Pedo Joe.

If you are white, and you defend yourself or your property in Denver, you will be going to jail, and the criminals will walk free.

    “They’re not sending their best”

  11. I knew I’d made a huge mistake less than a week after moving in when we found out that the central AC was basically just for decoration — none of it had even been installed…’”

So now you know how your parents felt for bringing such a stupid kid into the world.

  12. “‘That was just the start of it, too. Almost $100K in repairs and three years later, I sold it in much better shape than when I moved in…but there was ZERO return on my investment. So much regret.‘”

If stupid didn’t hurt, we’d never evolve.

  13. New York Post — Ketanji Brown Jackson chose leniency even in baby sex torture cases (4/2/2022):

“In the eight child-porn cases that came before her court, former D.C. District Court Judge Ketanji Brown Jackson heard horrifying details of “sadomasochistic” torture of young kids — including “infants and toddlers” — yet challenged the disturbing evidence presented by prosecutors and disregarded their prison recommendations to give the lightest possible punishments in each case, according to transcripts of sentencing hearings obtained by the Post.”

This is what the Democrat Party is running on for 2022.

“In some cases, she even apologized to some of the kiddie-porn perverts for having to follow the statutes, which she called “substantially flawed.”

This is the electoral platform of the Democrat Party.

“Over and over, the records reveal, Jackson made excuses for the sex fiends’ criminal behavior and cut them slack in defiance of investigators and prosecutors — and sometimes even probation officers serving her court — who argued for tougher sentences because the cases were particularly egregious or the defendants weren’t remorseful.”

This is the brand, this is the identity, of the Democrat Party.

“The fuller record of her orders as a trial judge, detailed here for the first time, undercuts the White House’s and Senate Democrats’ argument that her sentences were within the “normal range” or “mainstream” of child porn cases, as they try to defend the Supreme Court nod against growing allegations she is soft on crime.

    https://nypost.com/2022/04/02/ketanyi-brown-jackson-even-chose-leniency-in-baby-sex-cases/

Baby sex torture? Sounds like a Democrat Party thing.

    “They’re not sending their best”

    1. Any judicial official who takes a hard line against child sex abuse will quickly earn the enmity of the entire Democrat-subverted judicial system and political establishment. Career advancement is only possible if you have been thoroughly compromised, have shown your zeal for advancing globalist agendas, and have a flawless track record of facilitating Democrat-Bolshevik corruption and lawbreaking.

      1. The judiciary is packed with a lot of conservative judges and they tend be judges right up until they die. Joe Biden is trying to replace those judges with these radicals.

    2. That this fiend allegedly has enough votes to be appointed is mind boggling. It demonstrates that this country is utterly lost.

      1. What’s nice about not having children is that I don’t have to lie to them about this country having a future, because this country doesn’t have a future.

In the later days of the Roman Empire, the Emperor Caligula was openly banging his sisters, and that was their “new normal” of the time.

        “utterly lost” is an understatement.

        1. Yet the empire lasted for another 350 years after with many good rulers with a less decadent and more conservative bent. These crazy times we live in will soon pass. They will be not remembered fondly, and most will ever deny they participated in it. The number of people willing to switch genders and mutilate themselves will burn itself out rather quickly I would imagine.

  14. “A spokesman for Baltic house buyers said: ‘There are over 200 investors who lost over £10m in Baltic House.

Do these people not own a Monopoly board?

  15. Mt Roskill homes in Auckland’s inner south suffered the biggest falls. The suburb’s average house value fell 11.6 per cent or $166,000 in this quarter compared with the last three months of 2021 to hit a new $1.28m average price.”

    Is that a lot?

    1. A pair of sparsely populated islands with no real economy, and shanties cost that much? Insanity.

US Real Estate Enters A Bubble For The First Time Since 2007: US Federal Reserve

    December 3, 2021
    Stephen Punwasi

“US real estate prices are looking frothy, according to central bank researchers. The US Federal Reserve (the Fed) recently updated its exuberance index for Q2 2021. The little-known index exists to identify housing bubbles early, to minimize damage. For the first time since 2007, that indicator is now warning that US real estate prices are in a bubble. Did the Fed even notice?”

“The US Federal Reserve Exuberance Index”

“Exuberance might sound like a good thing, but when economists say it — lookout. If asset buyers are said to be exuberant, they’re excitedly paying emotional premiums. These premiums are above fundamentals, paid because people think prices will always rise. If buyers are exuberant for an extended period, the whole market can become exuberant. Exuberant buyers no longer stand out in contrast to rational buyers. It’s been happening just long enough that people think it’s the new market normal.”

“The last time this indicator showed bubble-like behavior was back in 2007. That run first produced a warning from Q1 1998 until finally falling below the threshold in Q3 2007. That’s 39 quarters or 9.75 years for you weirdos that don’t count your kid’s birthdays in dividend payments. Nearly a decade of exuberance caused a bubble big enough to take down the economy in a correction. The most recent five quarters of exuberance look tiny in contrast, don’t they?”

      US
The American Real Estate Bubble Is Finally Mentioned By Federal Reserve Researchers

      March 31, 2022
      Stephen Punwasi

“US real estate is in the first bubble since the Great Recession, and they might actually address it in time. In December, we revealed a little-known model from the Dallas branch of the US Federal Reserve showing US housing in a bubble. Central bank researchers maintain the model as an early warning system, allowing policymakers to pop them early. Researchers behind the model finally commented on it, confirming it’s a bubble. Since credit is already tightening, a correction is unlikely to be a 2008-style meltdown.”

US Real Estate Is Officially In A Bubble

“US Federal Reserve researchers found home prices are rising much faster than fundamentals. The exuberance index shows US housing logged a sixth quarter of exuberance in Q3 2021. Once a fifth quarter of exuberance is logged, the whole market is considered to be exuberant. An exuberant market is better known as a bubble.”

“The US Real Estate Bubble Is Confirmed by Other Measures As Well”

“The Exuberance Index was designed as an early warning system to limit the impact of a bubble. After the US Housing Bubble in ‘08, the researchers set out to find a “smoking gun” to identify bubbles early. Early identification allows a central bank to pop the bubble before it turns into a bigger issue. By minimizing the economic inefficiency, they reduce the impact and produce a healthier economy.”

“Our evidence points to abnormal US housing market behavior for the first time since the boom of the early 2000s,” the researchers warn. It’s not just the indicator, though, but other signs confirming a bubble. “Reasons for concern are clear in certain economic indicators—the price-to-rent ratio, in particular, and the price-to-income ratio—which show signs that 2021 house prices appear increasingly out of step with fundamentals.”

“US Real Estate Is FOMO-Driven, Not Low Rate Driven”

“Low interest rates played a big role in sparking higher demand, but a fear of missing out (FOMO) caused a bubble. “While historically low interest rates are a factor, they do not fully explain housing market developments,” said the researchers.”

“The US Real Estate Bubble Is Nothing Like The 2008 Bubble”

“Ever since the US real estate bubble in 2008, people think a housing crash is catastrophic. That’s rarely the case, and prior to 2008, no one thought that. Real estate crashes were supposed to be local, not spill across the globe. Now they know better, which is why they try to highlight the issue as quickly as possible.”

      – The Fed would never come out and say “Yes, we’ve blown another real estate bubble (as part of the biggest asset bubble ever, “The Everything Bubble.” We did it.” They’re fine with identifying it, but not for accepting blame. Low rates and easy $ always lead to speculation and asset bubbles. The Fed is an unelected, unaccountable, non-government institution that represents the banking cartel, the cabal of banksters who run the country. Joe Biden? Please.

      – Asset bubbles always burst. There’s no “permanent plateau.” There’s no “soft landing.” Asset bubbles are to be avoided, but they rather seem to be the Fed’s third mandate. Right after “stable prices” and “maximum employment.” Well, we’re at maximum employment, but stable prices? Really? The smartest guys in the room. Wile E. Coyote, Super Genius. Because the progressives know what’s best for the little people, but a centrally-planned, command-and-control economy is always doomed to failure.

      1. “Our evidence points to abnormal US housing market behavior for the first time since the boom of the early 2000s,”

The real-estate “experts” on the local news in my part of Region IV are saying the same thing they said when mortgage rates started to rise back in 2006 or 2007.

        Paraphrased…

House prices are not expected to drop but the rising interest rates will slow the rising prices to a more normal year over year rate of appreciation.

Couple of years later everyone had stopped paying their mortgage, they were all rob-signed victims and TPTB were printing Trillions of $ to save the big banks and Wall Street as they handed out golden parachutes like they were candy to the well connected.

Now A Warning? Dallas Fed Warns That A Housing Bubble Is Brewing (Too Late, Its Already Here!)

        confoundedinterest17 [ABS]
        April 2, 2022 1 Minute

“This clip from the Bruce Willis and Meryl Streep film “Death Becomes Her” perfectly represents the predicament surrounding The Federal Reserve’s loose monetary policies and housing prices: “Now a warning” after Meryl Streep ingests The Fed’s magic monetary elixir.”

“The Dallas Federal Reserve issued a warning recently that a housing bubble is brewing … after the economy drank its magic monetary elixir. We can see the housing bubble clearly (defined as the spread between REAL home price growth and REAL average hourly earnings). Notice that the current housing bubble looks similar to the infamous 2005 housing bubble. And the US is seeing several months of the spread between REAL home price growth and REAL hourly earnings be even higher than the peak of the 2005 bubble.”

So, the Dallas Fed thinks that is a house price bubble is brewing, but it has actually been in the works since QE3 in 2013 (bubble 2), but really took off with The Fed’s stimulypto and Federal COVID spending surrounding the COVID outbreak in early 2020.

      3. “Asset bubbles are to be avoided, but they rather seem to be the Fed’s third mandate.”

I believe this is accurate regarding it being a mandate. If you look at how the debt based fiat system works then one of the first things you’ll notice is that it is not possible to pay it all back with interest and still have a functioning system. A bubble and subsequent crash gives them a way to reset the game every so often. While there is a natural cycle that occurs in human nature, The Fed is happy to ride it and amplify it because they know they will be able to sweep a whole bunch of stuff under the rug and continue their crime spree. The key is to get in sync with the cycle.

        1. The key is to get in sync with the cycle.

And so become a parasite hitching a ride with the bigger parasites. Sorry, I have spent the past decade and a half hardening my position outside of the glittering attraction.

      4. “The American Real Estate Bubble Is Finally Mentioned By Federal Reserve Researchers

I’m guessing they are pretending that they saw it first, in 2022.

The new generation of Fed leaders must be blessed with better eyesight than Bubble Blind Ben Bernanke was.

    2. Where you find pools of money to lend, in particular for mortgages, you’ll find the dregs of society. Ex-cons, felons, the shortcut takers, corner cutters, the unskilled and lazy, etc and all the crime and fraud those perpetrators bring to the table.

    1. I read another article about this, in which the writer was puzzled that Disney would choose to “die on this hill.” I also wondered about that, until it clicked: leftists never back down, even if it means they will lose the battle. They are OK will losing an occasional battle, because they will regroup and prepare a counter attack. The 2016 election is the perfect example. They nominated Hillary, instead of a “moderate” Democrat who would have done better against the orange man, so they lost that battle. In 2020, they were prepared: they stuffed ballot boxes, they did everything possible to assassinate the president’s character, and running on an even more radical platform, they won the battle. Yes, they cheated, but they masterfully rigged everything and counted on the right to mostly accept the steal.

Also, Disney has carefully changed its own target audience. They have moved on to the upper middle class, adult couples, etc. If you watch the video bloggers’ channels you will notice that something isn’t as prevalent as it once was: strollers and small children.

      1. The park is too expensive for most families with kids. But the theme parks aren’t everything. They have a massive cartoon streaming platform for kids and all the new crap gonna be woke. If you turn off Disney to this generation of kids, they’ll have no interest in the parks as adults. Or buying Disney toys and Productz. This woke nonsense is an existential threat and they’re too ideologically blinded to see it.

  17. The Great Reset … In Asset Returns (Commodities Soaring, Treasuries Tanking, Home Price Growth Still 4x Soaring Mortgage Rates)

Numerous elites like Klaus Schwab of The World Economic Forum (and Davos fame)are calling for a “Great Reset” in global economies. But perhaps “The Great Reset” in taking place in asset markets … and not in a good way.

Consider what has happened since President Biden was elected. The S&P 500 total return index (green index) has risen thanks to The Federal Reserve’s balance sheet expansion (orange line) with COVID. Until 2022 when the expectation of Fed rate hikes surged from 3 in late December 2021 to 9.4 expected rate hikes over the next 12 months (yellow line).

    1. Project Veritas leaked excerpts of Ashley Biden’s diary that mentioned her taking “inappropriate showers” with her father Joe Biden.

Hunter Biden was also photographed seated naked on the bed with his niece Natalie Biden, who was 14 at the time.

That his masters haven’t replaced him is them giving us the finger, basically saying that their grip on power is so great that they can have whoever they wish as their puppet in the Oval Office. Right now they are shoving a pedophile friendly judge into the Supreme Court, laughing at our horror.

      1. His handlers refuse to give up power. They’ll weekend at Bernie the guy if they have to. Kamala has her own staff ready to replace Biden’s handlers because that’s how the constitution works. The game of thrones is between the competing factions of democrats looking for that Oval Office. And once kamala’s in, there will be 10 different people looking to get rid of her so they can take over. There’s no puppet master, just incompetent buffoons so focused on living the west wing LARP they don’t have time to govern.

    3. “How long can Biden’s globalist handlers & MSM lapdogs go on pretending his cognitive decline has accelerated his pre-existing unfitness to be president?”

  19. It’s awesome to see all of the fraud coming to the surface, now that the tide has begun to turn…

We knew it was there all along, of course.

    1. Why did the Globalists rig the National election for one of the most corrupt, compromised , demented politicians, being Joe Biden?

Because they had to have a White House Puppet that was subject to blackmail . This is why they had to censor and obstruct the Hunter Biden laptop prior to the election.
Biden has danced to the bizarre dictates of the Globalists, to the point of having probably under 25% support.
He was a pimp for Big Pharmacy mandated vaccines. He opened borders as George Soros wanted. He is using the full power of the Presidency to attack US Citizens as being white terrorists. Bizarre pull out of 20 year war, than bizarre war mongering for Russian/Ukraine involvement.
It had to be the most black-mail-able treasonous crook pervert they could find. The fact that he can hardly talk or think is not relevant to them. They are on a timeline to accomplish certain goals .
This infiltration of Governments to collude with the Globalists One World Order take over is obivious.
Joe Biden even said that the US should lead in the One World Order.
While normally such a statement would be a treasonous statement, and a violation of office to betray the Constitution, no dispute is allowed by fake news.
The Globalists have already proven they are willing to commit crimes against humanity on a massive scale. Fraud news with censorship is one of the main tools of this fraudulent narrative takeover by psychopaths.
      Just so shocking and unbelievable.

      1. I really enjoy these weekend threads and the topics explored here.

And it always comes back to housing. Housing, property taxes, unelected government bureaucrats using those property taxes as a weapon against you, targeting the most vulnerable target: your children.

The only way out at this point is to accelerate the collapse, and then rebuild a Christian nationalist homeland out of the ashes.

NPC stands for non-player character, in contemporary video games. Various threads on 4chan have discussed that the NPC meme represents persons who are incapable of having an inner dialogue. The grey, expressionless face represents this perfectly.

These are, essentially, people without a soul. See also: all of Reddit.

You have to hand it to the left. They took control of social media and censor everything they don’t like. Sure, I can refuse to use Facebook, Twitter, Instagram, etc., but the masses still use them and they are very effective propaganda outlets. Goebbels would have loved it.

        1. On the subject of the Third Reich, note that Julius Streicher was the only member of the Nazi regime to be convicted at Nuremburg and executed, who was not directly involved in the exterminations of the Holocaust.

He was their chief propagandist. He didn’t gas anybody or order anybody to get gassed, but they hung him anyway because of the significance of his role.

Globalists who think you are innocent on the events of the past few years, please know this will be your fate too…

  20. “The Palm Beach Post.

I feel the way all day every day. They’re kicking us out of our own space. If you think the southern border invasion is bad, then you can see a domestic version of it in Florida.

This is pretty hilarious. I’ve lived in Florida my whole life and have only ever met one idiot who wore pants with ‘juicy’ on the rear. She was a rich city girl whose dad was a doctor. Literally no one here dresses like that, so I will be amused to see if anyone follows this advice as I’m sure it had to be a joke. No one wears track suits with gold chains. Seriously, this has to be a joke. I want to see people do this so I can laugh at them.

    1. ‘juicy’ on the rear

Is Juicy Couture still a thing?

      track suits. Gold chains inside

      Like in The Sopranos?

      1. “Is Juicy Couture still a thing?”

I have no idea. As far as I’m concerned Juicy Couture was never a thing where I have lived. Most people here couldn’t have afforded to spend $100 on a pair of pants. A few months ago a friend remarked “There are Teslas here now!” I guess having a jacked up pick up truck isn’t the status symbol anymore- not that I was ever interested in a pick up on lifts.

        “Like in The Sopranos?”

That was what I saw in my head too! My grandfather spent the last decade or so of his life in a retirement community in south west Florida. SW Florida is more conservative than SE Florida. Most of the people who lived in that community were well off and dressed in shorts and collared shirts. They were nice people and I liked playing BINGO with them. I’m not sure if this is some Miami stereo type to which the writer was referring, but I refuse to go to Miami and find out. It’s literally the New York of the south down there. Not interested.

        1. Born and raised in S FL and I think this was written by a transplant. It is funny though because I do believe that real Floridians are fed up and disgusted with the never ending influx of out of staters. The housing prices have doubled in a year and the traffic is horrible. I am definitely not part of the welcome wagon. Where are the hurricanes when we need them.

          1. They’ve definitely AT LEAST doubled. Two years ago my husband and I were looking into buying a house, but things happened and we had to put that on hold. Now we can’t afford a house OR rent. >:(

    2. Florida has a bad habit of basically being a sandbar that gets levelled by a category 5 hurricane every few years. That’ll probably be enough to chase some of the Yankees out next time that happens.

      1. Irma was bad, and I believe she was only a cat 1. I remember driving around after the storm passed and it was not good. Still, I’ve been through worst. 2004 was a bad year.

        1. Yes I remember all of SFL trying to flee the state with Irma…If you are that afraid of losing power for a few days you shouldn’t move here. Miami has so many new high rises I can only imagine the craziness if an actual hurricane hit there of any category. Way too many people here. I was hoping to buy a house in a more rural county and there is nothing available, everything is pending at ridiculous prices. We have been renting so I feel your pain.

    3. Your state is now solidly Republican! It’s a small price to pay for living in the freest place in the entire anglosphere. Welcome those newcomers like they’re family.

      1. Tell me you don’t know anything about Florida without actually saying it. You’ve done so very successfully.

    1. My 21-yo son shared this with me. I’ve trained my kids well to see the humor in financial insanity.

    1. And my wife shared this one. Seems like fifteen years ago, the people who appreciated the humorous side of housing market insanity were pretty much limited to this blog. Now housing market humor has gone viral.
